A USDA Loan is usually only available in some "rural" areas. As with most home loans they have certain requirement for eligibility. Requirements may include income amounts, property location or other factors as dictated by USDA. You can find information on their website or with a loan officer who processes these loan types. Many say "I'm having a home built" when they are buying in a new subdivision. Here the builder has certain floor plans to offer. The buyer is allowed to select a plan and chose finishes such as cabinets, flooring, lighting, appliances or other options. You are "having a house built" when you select a builder, plans, a lot and all that is required to complete construction of your custom home. I hope this info gives you some insight.
